Oklahoma 5 Day Notice to Quit and Demand for Past Due Rent is issued to the tenant by the landlord in case of payment not being made on due date stated in the lease agreement in the State of Oklahoma.  According to Statute 41-131, the notice may be served upon the lessee offering then the option of either paying the amount due or face vacating the property at the end of notice’s term.  If the tenant does not pay rent or vacate, the landlord may seek damages through legal eviction.

This notice could be issued in two modes either by hand delivery (if the tenant is unavailable then, it could be affixed on the door of the premises under possession by tenant) or sent by mail delivery system.  If the tenant doesn’t quit the property or comply with the rules (Title 41 Residential Landlord and Tenant Act, Section 131 Delinquent Rent), then a legal case could be registered against the tenant by the landlord.
